Newer Murrieta — covering Spencer's Crossing, Central Park, Greer Ranch, Mahogany Hills, Vintage Reserve, and the Vista Murrieta High School attendance zone east of the I-215.
92563 is the younger of Murrieta's two zip codes — the side of the I-215 where most of the post-2005 master-planned growth happened. It runs from Greer Ranch and Vintage Reserve up through Central Park, Spencer's Crossing, and the still-building edges along Clinton Keith and Whitewood. If 92562 is "rooted Murrieta," 92563 is "modern Murrieta" — newer construction, higher amenity counts, and the most walkable family neighborhoods in the valley.
Price band is tighter than 92562, but premiums are real. Most family homes sit in the $650K–$900K range, with newer luxury builds in Greer Ranch and Mahogany Hills clearing $1M–$1.5M. The trade-off for newer construction is meaningful Mello-Roos exposure — budget for $250–$500/month on top of property tax in most master-planned tracts.
