About the Neighborhood

Murrieta's flagship 55+ community.

The Colony at California Oaks sits in northwest Murrieta along California Oaks Road, nestled into rolling hills with views to the west and a private 18-hole executive golf course running through the property. It's the largest and most established gated 55+ community in Murrieta — and consistently one of the most respected active-adult communities anywhere in the Inland Empire.

Built primarily in the 1990s and 2000s, the community offers single-story floor plans designed for low-maintenance ownership: open-plan layouts, primary suites on the main level, two-car garages, and small-to-mid-sized lots that take care of themselves. Architectural styling is consistent California ranch and Mediterranean throughout.

What truly sets The Colony apart isn't the houses — it's the lifestyle. The 27,000-square-foot clubhouse is the social engine of the community, with a packed calendar of clubs, classes, dances, lectures, and group events. New residents say it took them about three months to feel like they'd lived there for years.

Why The Colony

What sets this community apart.

01

27,000 SF clubhouse

Ballroom, fitness center, library, billiards, card rooms, computer lab, and meeting rooms — included with HOA dues. The social heart of the community and reason most residents joined.

02

Executive golf course

An 18-hole executive golf course winds through the community. Membership separate from HOA but reasonably priced, and many residents play casually without joining.

03

Two pools & spa

An indoor lap pool and an outdoor recreation pool plus jacuzzi — used year-round and well-maintained. Aqua aerobics is a daily institution.

04

Gated & patrolled

24-hour staffed gates and roving patrols. Many Colony residents specifically cite security and peace of mind as the reason they chose here over a non-gated 55+ option.

05

Single-story floor plans

Almost every Colony home is single-story, with the primary suite on the main level — designed specifically for the active-adult lifestyle and aging-in-place needs.

06

Strong social fabric

Over 60 active clubs and groups — bridge, golf, hiking, photography, woodworking, line dancing, and on. The Colony is famously easy to make friends in. New residents are met by a welcome committee, not a real estate sign.

Things to Know

A few details to factor in.

  • HOA dues typically run $300–$400/month — high relative to standard Murrieta neighborhoods, but include the clubhouse, pools, gates, and common-area maintenance.
  • Age restriction — at least one resident must be 55+, and no permanent residents under 19. Strictly enforced.
  • Mello-Roos generally does not apply (the community predates Mello-Roos in this area). A real cost advantage versus newer Murrieta tracts.
  • Resale demand is strong — well-priced single-story homes here often go pending in under 3 weeks.
  • Larger pets may be subject to size or breed restrictions per HOA — check before purchase if pets are a factor.
  • Inventory tightens for popular floor plans — particularly the larger 2,200+ SF single-story plans with detached casitas.
Best For

Who The Colony is right for.

  • Active adults 55+ wanting amenities, social calendar, and gated security
  • Downsizers from larger family homes looking for low-maintenance single-story living
  • Out-of-area buyers (often LA, OC, or out of state) wanting a turnkey active-adult landing pad
  • Buyers who want a real community feel — not just a complex with a gate
  • Golfers and pool people
  • Snowbirds wanting a lock-and-leave SoCal home base
